When I was a student in Guelph from 2010–2014, I didn't own a car. Parking is priced-in to the cost of housing, so this will be more affordable for students than if it included more parking. As someone who didn't own a car, this would have been great for me and my roommates.People ≠ Cars—let's not let a lack of parking get in the way of building housing downtown. We don't want or need more cars downtown. 400 spaces would mean more expensive units, less housing, and more cars coming and going from downtown. Let's get this built.
What's the problem with more students living downtown B Be? Sure they might not go to the Farmer's Market, but they'll go to arts venues, support local shops, and add young life to a somtimes geriatric downtown. Not all students are crazy partiers—many are my neighbours and they are serious, studious, and smart.
@ KPaul: we need to decouple people from cars. People are not cars, and people do not come attached to cars. When I view an undergraduate looking for an apartment, I see a person with blood in their veins, not a machine with gas in its pipes.Let me reiterate—I lived in this town for my entire undergraduate education without a car. It was great—I walked, rode my bike, and took the bus. It was completely fine. And now, the bus and bike network is better than it was in 2014. If you pile in 400 cars into this building, would that not also worsen congestion? The building is designed (mostly) for people who do not want to live with a car. We need to accept that. I am a downtown resident and live 5 minutes walking from this building in a single family home. This does not bother me! Car shares can be used!Building additional parking has costs (see 'The High Cost of Free Parking', by D. Shoup [RIP]) that do not need to be paid. We need to build housing for people who live car free.
There are too many people living downtown Guelph. Every second street should be leveled to make room for more roads. Let’s get the cars moving! Of course, the farmer’s market should be leveled to make room for a parking lot, which should be free to use.
Great! We need this. The design is nice. Public is ideal, but private is better than nothing. Supply and demand. More housing means lower prices. Student housing surplus would be great and would take pressure off other homes for seniors. We just need more places to live.

@KPaul Transit gets much easier and scalable when you have density. It's been shown around the globe that transit use is positive-frequency dependent—the more there is, the more people use it, and the more people WANT to use it. It does not make financial sense to build extensive transit without density as it is a major money loser.
